Foam roofing and flat roofs in Las Vegas, NV

Coated, drained and kept on schedule.

Foam roofing in Las Vegas lasts when the coating is renewed before the sun reaches the foam. We install, repair and recoat spray polyurethane foam (SPF) roofs, apply elastomeric and silicone coatings, and install low-slope membranes on flat and modern homes. Every flat roof we work on is built to drain.

WHEN YOU NEED IT

Signs your foam or flat roof needs attention.

Flat roofs give plenty of warning if you know what to look for. Most of these are visible from a ladder at the roof edge.

01

Coating worn thin or chalky

When the top coat wears and the base coat or foam starts showing through, the roof is due for a recoat.

02

Exposed or eroded foam

Bare foam turns brown and powdery in the sun. UV keeps breaking it down until it no longer sheds water.

03

Water standing two days after rain

That's ponding. It wears coatings faster, adds weight and finds every weak seam.

04

Blisters and soft spots

Bubbles in foam or membrane can mean trapped moisture or lost adhesion beneath the surface.

05

Cracks at parapets and edges

Parapet walls and roof edges move with the heat. Split seams and loose flashing there are common leak points.

06

Punctures and bird damage

Birds, tools and foot traffic can break through the coating. Small holes let water into the foam if they aren't sealed.

FOAM & FLAT OPTIONS

Foam roofing, coatings and membranes.

The right system depends on what's on the roof now, how it drains and how long you plan to own the home.

BEFORE WE PRICE

What we check on a foam or flat roof.

Flat roofs fail at the coating, the drainage and the edges. We check all three before we write a scope.

✓ Deck checked✓ Attic vented2 items flagged

Coating thickness & wear

We look for areas where the top coat has worn through and note anywhere the foam is exposed.

Foam condition

We probe soft spots and blisters and check for moisture before choosing between a recoat and new foam.

Drainage & ponding

We map where water collects and how it leaves the roof, so low areas can be built up with foam or tapered insulation.

Drains, scuppers & gutters

Clogged or undersized outlets cause ponding. We check each one and note any that need clearing or replacing.

Parapets & edges

Parapet caps, wall flashing and roof edges are checked for cracks and gaps where water gets behind the system.

Rooftop equipment

AC units, curbs, pipes and conduit are checked for sealed flashing, since every penetration is a possible leak.

PERMITS & HOA

Foam roofing in the Las Vegas heat

A light, reflective coating helps a flat roof absorb less heat, but once that coating wears through, UV goes to work on the foam. We recommend checking a foam roof twice a year and after major storms, and clearing drains before monsoon season. New foam roofs and full re-roofs typically need a permit with your city or Clark County, which we pull under our license.

FOAM & FLAT ROOFING NEAR YOU

How often does a foam roof need recoating in Las Vegas?

Commonly every 10 to 15 years, depending on the coating type, how thick it was applied and how much sun and foot traffic the roof gets. Some upgraded systems go longer. We check coating thickness at your inspection and give you a recoat schedule in writing.

What happens if I skip a foam roof recoat?

Once the coating wears through, UV starts breaking down the foam itself. The surface turns brown and powdery, then erodes. A recoat over sound foam usually costs far less than replacing foam that has degraded, so staying on schedule protects both the roof and your budget.

Silicone or acrylic coating: which is better?

It depends on your roof. Silicone handles ponding water and UV well, but it picks up dirt and future recoats generally need to be silicone. Acrylic costs less and holds its color, but it breaks down where water stands. We recommend a coating based on how your roof drains.

What counts as ponding water on a flat roof?

Water that's still standing about two days after rain, in weather that would normally dry it. Ponding wears coatings faster and adds weight to the roof. We correct it by building up low areas with foam or tapered insulation and by clearing or adding drains and scuppers.

Can you spray foam over my existing flat roof?

Sometimes. A single sound layer can often be cleaned, prepared and foamed over, which avoids a full tear-off. Roofs with multiple layers, trapped moisture or damaged sheathing need to come off first. We check the existing roof at the inspection and tell you which applies.

Does a foam roof help keep my home cooler?

Foam adds insulation to the roof, and a light, reflective coating reduces how much heat the surface absorbs. Together they can help keep the space below cooler. How much difference it makes depends on your home, your existing insulation and your AC system.

Can I walk on a foam roof?

Occasional, careful foot traffic is fine, such as an AC technician servicing a unit. Heavy or regular traffic wears the coating faster. If your roof gets frequent service visits, we can add walk pads or extra coating around the equipment to protect the foam.

Do you install membranes on modern homes?

Yes. Many desert modern and custom homes have flat sections that suit a low-slope membrane such as modified bitumen or TPO. We flash the parapets, drains and scuppers to match and confirm your HOA's requirements for color and material before anything is ordered.
