Scheduled around your tenants.
Commercial roofing in Las Vegas means large, low-slope roofs under constant sun, with tenants and equipment below that can't stop for a re-roof. We install and maintain spray foam, TPO and PVC membranes and restoration coatings on retail, office, industrial and multifamily buildings. Every job is planned around the people using the building.
Inspection, photo report and a fixed written price.
Small problems on a large roof add up fast. These are the issues we see most often on commercial buildings in the Valley.
Calls from the same suites point to a failing area, not bad luck. Fixing the source costs less than patching ceilings again.
Water still standing two days after rain wears membranes and coatings faster and adds load to the structure.
Membrane seams that lift or pull back at the edges let water under the whole system.
Exposed foam breaks down in the sun. A recoat on schedule costs far less than replacing degraded foam.
HVAC curbs, ducts and pipe penetrations get serviced often and move with the heat, which makes them common leak points.
If no one can say when the roof was last inspected, it's hard to plan a budget or know what a warranty still covers.
We recommend a system based on the building's use, the roof that's on it now and how long you plan to own it.
A commercial roof can hide a lot under a uniform surface. We look at the whole assembly before we write a scope.
We identify what's on the roof now and how many layers it has, which decides whether a coating, recover or tear-off makes sense.
Wet insulation under a membrane can't be coated over. We check for trapped moisture before recommending a restoration.
We map ponding and check every drain, scupper and overflow so the new roof sheds water the way it should.
HVAC units, curbs, vents and conduit are checked for flashing condition and for how the crew will work around them.
Parapet walls and metal coping are checked for cracks and loose sections where water gets behind the system.
We plan access, staging, crane lifts and work hours around your tenants, deliveries and business hours.
Commercial pricing depends heavily on the building, so treat these ranges as a starting point. You'll get a fixed written price after the assessment.
A roof walk, moisture checks and a photo report with recommended options for your building.
Fixed written price, project schedule, approved work hours, tenant notices and the permit application.
We work in sections so the building is watertight at the end of each day, with daily cleanup and updates to your property manager.
Final inspection, closeout photos, warranty documents and a recommended maintenance schedule.
Underlayment complete. Tile loading this afternoon.
Commercial re-roofs are reviewed by the building department for your address, whether that's the City of Las Vegas, Henderson, North Las Vegas, Boulder City or unincorporated Clark County. We pull the permit under our license and schedule the inspections. Before monsoon season, roughly July through September, we recommend clearing drains and checking flashing on every building you manage.

Yes. Most commercial roofs can be replaced or coated with the building open. We plan work hours, staging and any noisy or odorous steps around your tenants, give you notices to share in advance and keep entrances and parking clear wherever we can.
Both are single-ply membranes with heat-welded seams and reflective white surfaces. TPO generally costs less to install and suits most offices and retail buildings. PVC resists grease and many chemicals better, so it's often chosen for restaurants and buildings with rooftop exhaust.
Often, if the existing roof is sound and mostly dry. A restoration coating renews the surface, seals seams and reflects heat without a tear-off. Wet insulation or widespread damage has to be dealt with first, so we check for moisture before recommending a coating.
We recommend twice a year, typically spring and fall, and after major storms. Regular inspections catch clogged drains, open seams and flashing problems while they're small, and the written reports help you plan budgets and keep warranty records in order.
Scheduled inspections, drain and scupper clearing, minor repairs to seams and flashing, and a written photo report after each visit. Anything larger is priced separately in writing before work is done, so there are no surprise invoices for you or your ownership group.
Yes. Apartments and condos often combine pitched tile roofs with flat sections over breezeways or equipment. We coordinate with property managers and HOA boards, give residents advance notice and schedule work building by building to limit disruption.
Yes. Mustang is licensed, bonded and insured, and we provide certificates of insurance on request before work starts. Our Nevada contractor license, NSCB License #[number], appears on every proposal and contract so your team can verify it.
It depends on the roof size, the system and any work-hour restrictions. A coating on a smaller roof moves faster than a large tear-off. Your written schedule shows each phase, the inspection dates and which parts of the building are affected, and when.
