Built to outlast the heat.
A new roof is the biggest exterior investment most Las Vegas homeowners make, and roof replacement is where shortcuts cost the most. We price it from the roof deck, not the driveway, and the number doesn't change once the old roof comes off.
Inspection, photo report and a fixed written price.
One leak is usually a repair. When problems show up across several slopes, replacing or re-laying costs less than chasing leaks every monsoon season.
Stains in several rooms usually mean the underlayment is failing across the roof.
If the felt crumbles when we lift a tile, it has stopped doing its job.
Widespread cracking lets water reach the layers below.
Shingles shedding granules have lost their UV protection.
A deck that flexes underfoot points to long-term moisture damage.
Once the coating wears through, UV breaks down the foam itself.
Your inspection decides the scope. These are the five paths we price, from least invasive to a full material change.
MOST COMMON IN THE VALLEY
Change orders happen when a roofer prices what they can see from the street. We price what's under it, so the number you sign is the number you pay.
We walk every slope for soft spots and check sheathing from the attic. Deck repairs are priced per sheet in your contract.
Walls, chimneys, skylights and valleys are where most leaks begin. Corroded metal gets replaced, not sealed over.
Trapped attic heat cooks underlayment from below. We balance intake and exhaust so the new roof isn't fighting your attic.
Sun-damaged fascia and missing drip edge let water wick back under the roof edge. We note and price them up front.
For heavier materials, we confirm the framing can carry the new roof before anything is ordered.
We confirm your jurisdiction and your HOA's approved materials and colors before the scope is written.
Typical ranges for single-family homes in the Valley. Your written price is fixed once we've inspected the roof. Includes tear-off, materials, labor, permit and cleanup. Deck repairs priced per sheet.
Roof, attic, flashing and ventilation, documented with photos and sent to you the same week.
Fixed written price, material and color selections, HOA submittal and permit application.
Landscaping protected, deck repaired, new system installed and inspected in stages. Site cleaned daily.
City sign-off, a walkthrough with you, closeout photos and your warranty documents.
Underlayment complete. Tile loading this afternoon.
The Valley has four main building departments, and your address decides which one reviews your roof. We pull the permit under our license, schedule the inspections and keep the signed-off permit in your closeout file. If you have an HOA, we prepare the material and color submittal and wait for approval before ordering.
Including much of Summerlin, Centennial Hills and Downtown
Unincorporated areas like Spring Valley, Enterprise and Paradise
Green Valley, Anthem, Inspirada and more
Aliante, Eldorado and the northern Valley
Most homes take a few working days once materials are on site. Larger, steeper or custom roofs take longer. Your written schedule includes permit and inspection dates. Your project lead keeps you updated as each stage is finished, from tear-off to final sign-off.
In most cases, yes. We pull it under our license with your city or Clark County and schedule every required inspection. Once the roof passes final inspection, the signed-off permit goes into your closeout file, so you have it if you sell or refinance.
Often, yes. If most of your tile is sound and replacement pieces can be matched, a re-lay reuses it over new underlayment and battens. The look of your home doesn't change, and you're not paying for new tile you don't need. Your inspection shows whether it fits your roof.
Not for anything in your written scope. Deck repairs are priced per sheet in advance, so even hidden damage has a known cost. We inspect from the deck and the attic before we price, which is why surprises after the old roof comes off are rare.
A heat-rated underlayment suited to tile and shingle roofs in high-temperature climates, installed to the manufacturer's specifications. It's the layer that actually keeps water out, and the one Las Vegas heat wears out first, so it's our standard on every roof.
Yes. We prepare the submittal with material samples and colors and wait for written approval before ordering. If your community has approved tile profiles or color palettes, we build the scope around them from the start, so the submittal matches what the committee expects.
No. We walk the roof with you before and after. During the job we just need access to the yard and an outdoor outlet. Your project lead sends updates as the work moves along, so you'll know what's happening even when you're not there.
The manufacturer's material warranty plus Mustang's written workmanship warranty of [X] years, both spelled out in your contract. You'll get copies of both at closeout, along with photos of the finished roof and the signed-off permit for your records.
